Over the last 20 years, our clients have again and again praised Investment Analyst and its predecessor Caprate Calculator for ease of use, comprehensiveness and quality.  These characteristics did not come about by accident.  Each facet of our software has been honed, refined and polished over many years.

The fact is, we often take several months to design a single input screen – not because the programming is difficult (although some of it is).  The real difficulty is to make it “feel right” to you.  Until each screen fits like a glove, the software is not ready to release.

Our latest software release, Analyst ICC, follows in this tradition.  Like all of our software, it was designed from scratch, with you in mind. Most of our competitors use "templates" based upon the Excel spreadsheet program or a packaged database program. They may be "better than nothing," but the truth is that they are not up to the job. In the end, screen design is what makes software easy to use. Report design is what makes the product valuable to you. Intelligence that is built into the software to lead you through the inputs, to check for calculation errors and to prevent invalid assumptions is what makes software reliable. Input. Output. Reliability. Only software that is written in native Windows programming languages by skilled software engineers can give you professional, easy to use input screens and presentation quality reports. You might say that our products are "handmade." They take longer to create, but the quality is apparent.

Investment Analyst comes in three versions because each user has different analysis needs. Each version is the latest generation.   • More than 30 basic reports and an individual spreadsheet report for each tenant and each expense. (the actual number varies depending upon the version)
  • Print one report, any combination of reports, or all reports.

Professional

INVESTMENT ANALYST Professional has a host of features. It is a full blown lease by lease program that will handle the most complicated analyses. Common area charges, both fixed and operating pass-throughs, step rents, proration of leases to the day, superb reports. We could go on and on.

But perhaps its most important feature is its ability to handle the small jobs easily too. You do not have to enter complicated lease information when it is not necessary. Just enter basic income and expense information. Let ANALYST build a capitalization rate, calculate the value, and print the reports.

It will look like you spent days working on the numbers when in fact you may only need to spend 10 or 15 minutes.

ANALYST does a stabilized analysis simultaneously, even when you are performing a lease analysis; i.e. it builds a capitalization rate using the Mortgage Equity Technique and applies that rate to your estimate of stable net income.

So you have a built in benchmark against which to compare the results of your lease analysis. ANALYST will even evaluate an individual tenant's leasehold interest.


Analyst Pro is the ideal product for:

  • Real Estate Appraisers who need an accurate, easy to use income analysis tool that will handle both complicated lease by lease analyses and stable analyses equally well.

Standard


INVESTMENT ANALYST Standard is the perfect solution for those who do not need to perform complicated lease by lease analyses.

Detailed lease information cannot be entered and expense pass throughs cannot be specified. Fewer income items (43) and fewer expense items (17) can be entered.

In all other respects, the program is identical to the Professional version (see above). This is the economical solution for those who need the power of a sophisticated income analysis program, but rarely do complicated analyses of leases.

Analyst Standard is the ideal product for:

  • Real Estate Appraisers who rely upon stable income and expenses to project value and seldom appraise large properties that have complicated lease provisions.
  • Property Assessors (The Professional and Standard versions will automatically build Load Factors and load the caprate.)
  • Bank lending officers who need quick, but accurate, value estimates before processing loan requests.
  • Review appraisers

Basic

INVESTMENT ANALYST Basic is designed for those who need a sophisticated method to analyze the net income of a property, but do not require extensive detail in their reports or analysis.

Part time investors, property owners, students and instructors also will find the Basic version useful.

To simplify the user interface and to provide an affordable income analysis tool for those who do not need to analyze detailed income and expense data, we removed some of the data entry options from Professional - but the essence, power and accuracy of the product remains unchanged.

All information can be entered in minutes on one screen!!! With the Basic version you enter gross income, a vacancy rate and total expenses. Then ANALYST performs the same thorough analysis and produces the same reports as the Professional version.

Analyst Basic is perfect for:

  • Real Estate Appraisers primarily interested in extracting yield rates from comparable properties and verifying the accuracy of their value estimates obtained using other tools.
  • Small investors
