INVESTMENT ANALYST Professional has a host of features. It is a full blown lease by lease program that will handle the most complicated analyses. Common area charges, both fixed and operating pass-throughs, step rents, proration of leases to the day, superb reports. We could go on and on.

But perhaps its most important feature is its ability to handle the small jobs easily too. You do not have to enter complicated lease information when it is not necessary. Just enter basic income and expense information. Let ANALYST build a capitalization rate, calculate the value, and print the reports.

It will look like you spent days working on the numbers when in fact you may only need to spend 10 or 15 minutes.

ANALYST does a stabilized analysis simultaneously, even when you are performing a lease analysis; i.e. it builds a capitalization rate using the Mortgage Equity Technique and applies that rate to your estimate of stable net income.

So you have a built in benchmark against which to compare the results of your lease analysis.

INVESTMENT ANALYST Standard is the perfect solution for those who do not need to perform complicated lease by lease analyses.

Detailed lease information cannot be entered and expense pass throughs cannot be specified. Fewer income items (43) and fewer expense items (17) can be entered.

In all other respects, the program is identical to the Professional version (see above). This is the economical solution for those who need the power of a sophisticated income analysis program, but rarely do complicated analyses of leases.

If you own Analyst, you already appreciate the benefit of a smart software program that is designed specifically to perform income analyses. This is the real deal.  A commercial property database that is based upon the latest technology and integrated into Investment Analyst. The same "feel." The same fine reports. We have looked at some of the other commercial databases on the market and they do not compare to Commercial Complete in ease of use, level of features or quality of reports. 

You can pay well over $1,000 for dedicated real estate database software. Most, if not all, of the others are based on older technologies.  Many of these products also carry annual fees of $250 or more, just in maintenance fees.  Worse yet, these products have a weak history of upgrading their products to keep pace with new technologies (MsDos, then Windows 95, then Windows 98, then ME, XP, Vista, then….).  Worst of all, many of the database products that have been released over the years are no longer available.  Out of business.  When that happens, you are stuck.

If you go down the road of hiring someone to customize a database for you, watch out for the deep pit.  And make sure that whoever does it for you will be around to modify it or fix it.

Unit Sales, or subdivision analysis is a specialized form of discounted cash flow analysis. If you don't have an intelligent program that organizes your analysis, it can be needlessly tedious and complicated. Worse yet, it can be done incorrectly. This is especially true if you don't do this kind of analysis very often.

When you do get a subdivision assignment, you will probably spend a lot of time re-learning the technique. We take the tedium out of the analysis. We make it simple, straight forward and complete.
